Looking to purchase first investment property in southern California
Although we know Southern California isn't the most ideal location for an investment property, we are looking to invest in a location that we can drive to. We are looking in the Beaumont or Palm Springs areas. We are also considering mid-term or senior living rentals. Are we crazy to even consider California? We are just nervous to invest out of state for our first investment property. Any suggestions would be greatly appreciated.

I don't think it's crazy to want to invest locally - lots of California based investors confidently invest out of state, lose money, and are sad:

With that said, though, mid term rentals and senior living are both niches that require more than just a plain old long term rentals. Do you have a specific background or expertise in either?
