DSCR loan under 100k

The $100k threshold most DSCR lenders enforce is a minimum loan amount, not purchase price, so the math sometimes works in your favor. If you're buying at $120k with 20% down, you're already below that floor at a $96k loan. A smaller down payment or a slightly higher purchase price can get you over it without finding a specialty lender. That said, there are non-QM shops that go down to $75k loan amounts on DSCR, though you'll typically pay a higher rate spread and may see stricter DSCR minimums (1.25x or higher) to compensate for the smaller balance.
