Any Contingency Title Insurance Attorneys?
Hey guys, I had recently purchased my first apartment for Airbnb about 3 years ago.
After I purchased the unit, the City of Miami Beach had sent a notification about my unit having unsafe structures violations and work without permits. The city was going after the previous owner for 6 years before I purchased it. The last owner racked up fines of about $130,000 and I had to pull permits to clear the violations. Cost me about $30,000 to clear everything.
Turns out the title company we selected did a poor job and let all of that slip by. Luckily we had purchased title insurance. And I reached out to the title insurance and let them know the situation I went through and that I wanted to recoup my expenses.
They denied my claim and said because it was not "City of Miami" public record, they cannot take my claim. But the property was purchased in City of Miami Beach and it was on their public record.
I don't have the money to pay a retainer and ongoing attorney's fees. I know I have a strong case I just don't have the funds to keep spending. I was wondering if I could come to you guys and you would know anyone that does these cases on a contingency. I'm not fully sure what the structure is called when you take on the case with no pay, win the claim, and take a percentage of the earnings.
I would appreciate any help, suggestions, or recommendations I could get from you legal professionals.
