Hey all — long-time lurker, first time posting something like this.
I've spent the last 15 years as a construction superintendent running crews on concrete and general construction work here in the Chicago area. I see a lot of posts in this forum from people about to sign a contractor bid or lock in a rehab scope, asking "does this look right?" — and I figured I'd offer something concrete instead of just chiming in with an opinion in the comments.
If you've got a rehab scope or contractor bid you're about to sign, send it over and I'll give you a written breakdown of what's missing, what looks underpriced, and where I'd expect the budget to blow out based on what I've actually seen go wrong on jobs. First one's free — no strings attached, just want to be useful and get some reps in. Turnaround: 2-3 business days.
After that I'm charging a flat fee for reviews if it's helpful to keep doing (happy to share pricing if anyone's interested), and down the line I'm also open to project managing renovations for investors who want to stay fully hands-off.
Not trying to sell anything hard here — just have 15 years of field experience that might save someone a bad bid. Feel free to comment or DM me your scope/bid if you want a second set of eyes.
Appreciate you reading this far — happy to help if it's useful.
Orazio, this is a smart service because a bad rehab estimate can wipe out a deal’s margin fast. I work on the business funding side with investors who sometimes need additional capital for renovations, materials, reserves, or unexpected project costs.
There could be some good overlap between what we do. You help investors make sure the scope and numbers are realistic before they commit, and I help qualified investors understand what business funding options may be available when the capital side becomes the bottleneck.
@Nicholas Floyd, Appreciate you reaching out — that overlap makes sense. Realistic scope and available capital pretty much go hand in hand, so I can see how those conversations would come up together. Happy to stay connected and see where it leads.
Hey There @Orazio Difruscolo - Greatly appreciate you jumping in the forums and being so generous! What part of Chicago are you in?
I am always one to ask for / take help when it is offered. We have a general contracting business in the Chicagoland area, and it is an extremely tough space to work in... I would love to brainstorm how to make things easier.
Our original goal was to work with investors, but we have found that most investors don't have a proper budget for what they are trying to accomplish.
@Jonathan Klemm, I'm out in the Bartlett/western suburbs area. That budget mismatch you're describing is exactly why I started doing this — a lot of investors don't know what things actually cost until they're already committed to a scope. Would be glad to brainstorm — feel free to DM me and we can talk through what you're running into.
