Hi All,

As a young guy in the VB area, I'm trying to understand the ins and outs of CRE syndications as I would love to break into that scene. Pending a few years of rental experience down the road and enough equity to have some meaning behind my willingness. My questions, are as follows.

Apart from podcasts, books and countless chat gpt learning. What would be the first place you would go to meet people that are holding conversations about syndications?

Secondarily, what would realistic capital look like for you? Do I get a few rentals under my belt to understand the process or would hard cash and a smile get me into the room with operators?

The question that stood out to me was whether you need a few rentals under your belt or just capital to get into the room.

Looking back, the people who got the most access weren't necessarily the ones with the most money. They were the ones who understood how deals actually worked.

A lot of aspiring syndicators focus on raising capital before they've ever evaluated acquisitions, reviewed operating statements, walked properties, or watched a business plan play out over multiple years.

The operators I respect tend to care less about whether someone owns one rental or ten rentals and more about whether they understand the risks they're investing in.

The capital hurdle eventually gets solved.

The harder part is developing enough judgment that when you're sitting across from an operator, you know what questions to ask.
