Mobile Home Parks Deserve More Attention

Mobile home parks don't always get the same attention as apartment buildings.But I think investors should at least understand the opportunity.One reason I find the asset class interesting is the potential for relatively affordable housing combined with income-producing real estate.But here's where I think investors need to slow down.Buying a mobile home park isn't simply:

Buy it, collect rent, become rich! We'll thats the plan anyway 😂. There are a lot of moving parts.

You need to understand:

Lot rents, occupancy, tenant-owned vs. park-owned homes, utilities, Infrastructure, roads, water and sewer, local regulations, deferred maintenance, financing, future demand

As a lender I find that infrastructure is one of the biggest things investors overlook.

Mobile home parks are great investments but you need to do you research before you start.
