First-time sponsor, Panama City Beach STR — looking to connect with individual invest

Hi all — one of the co-founders of Murphy LaPlante Holdings here. We're closing on our first deal: a 3bd/2ba short-term rental condo in Panama City Beach, FL with a documented 2025 rental history (~$36k gross, ~55% occupancy).

We believe there's room to improve on those numbers once we're actively managing the property — tightening pricing, turnover, and guest experience — though of course that's not guaranteed.

We're structuring this first deal to be investor-friendly, with the investor paid first and minimal sponsor compensation until they're whole, since the goal right now is building a track record, not maximizing our own take.
