@Zoerene A Mitchell I’d tell myself to build a strong network early, especially with investors and lenders. Having the right financing partner can make a huge difference when a great deal comes along. Happy to connect if you ever need lending help!
I’d say build strong relationships with the right professionals early lenders, contractors, attorneys, accountants, and funding sources. Investor clients are always going to run into situations where the deal makes sense but the capital becomes the problem.
I work in business funding, and I’ve seen how valuable it is when an agent already has someone they can connect a client with for additional capital options. The more problems you can help your investors solve, the more valuable you become to them.

@Zoerene A Mitchell, if I were starting over, I’d tell myself to learn the investor before trying to find the property. I’ve seen agents spend a lot of time bringing someone deals without really knowing their exit plan, financing, rehab comfort level, timeline, or what problems they are willing to take on.
Once you understand how that investor actually thinks, you start noticing things differently. A property can look like a great deal, but title issues, tenants, permits, financing limits, or the wrong exit can change everything. The more you understand the full deal, not just the listing, the more valuable you become to the investor. I’d be glad to stay connected too. I always enjoy connecting with agents who want to understand the investor side of the business more deeply.
