I’m based in the Phoenix area and would like to connect with more active investors throughout Arizona.

What are you currently focused on?

• Fix and flips
• Buy and holds
• BRRRR projects
• Multifamily
• New construction

Also curious which areas you’re most bullish on over the next few years. Phoenix, Mesa, Tucson, the West Valley, Northern Arizona—or somewhere people are overlooking?

Focused on buy-and-holds, mainly comparing STR vs LTR before committing since the gap isn't always obvious until you run the numbers.

Bullish on the West Valley (Buckeye/Goodyear) — still room on entry price vs rent growth. Tucson feels more buy-and-hold-only, STR regs are patchier there.

Been using GemHaus to run those STR vs LTR comps before picking a strategy on a property.

What's everyone seeing on STR in Northern Arizona — Flagstaff/Sedona get hyped but curious if the numbers still work at current prices.

    We invest in Maricopa county. There are deals to be found, you just need to be wise about how you go looking. We are in it to be profitable, so sometimes it's a buy and hold with subject to with a sell as a lease option, sometimes it's a fix & flip and sometimes it's an assignment or wholesale. It's kind of like growing corn and chickens, some you eat, some you sell, some you keep for the basis of the next crop.

    I'd love to chime in since I'm a local.

    My team and I are mostly seeing buy/holds with short-term rentals. Some 1031's but definitely lower than usually.

    I'm pretty bullish on Sedona but with carefully chosen homes. Sedona is very seasonal and neighborhood differences matter a lot.

    The days of tourist town = automatic cash flow are long gone. Interest rates, contractors and permitting have skyrocketed since covid.

    STR's here can definitely still work, but it's really property specific.

    Even though it's only a few miles in-between, West Sedona, Uptown, and the Village of Oak Creek aren’t the same market even though people and even appraisers try to lump them together. My advice, stay ready, have locals on the ground searching for you and jump when they say jump. That has been the recipe for success for a lot of our clients lately.

    For example, I just left a 3/2, huge yard, house doesn't needs nothing, in West Sedona, STR friendly property just because the neighbors told me about it. Just met the seller and I'm already working on a deal for a client. That's how you swoop in and get deals.
