After some time in the real estate business, one thing I’ve learned is that more leads does not equal to a better conversion rate.
A big list of stale pre-foreclosure leads can actually make a person burn through more resources and time — researching properties, checking ownership, sorting out property types, figuring out what's still relevant, and then finding out the lead is already old.
That's a big part of what Fresh Docket solves for me
It filters the data for the things that actually matter to me — property type, ownership, equity, occupancy, property details and other criteria
The goal is to get from new filing → filtered opportunity → delivered lead within minutes, and the counties leads are exclusive to just me is by far the best feature. For a company to be this transparent and not chase revenue is rare
50 fresh, relevant leads can be worth far more than 500 stale ones
Especially with when it comes down topre-foreclosures
Curious if other wholesalers have reached the same conclusion — have you found that better lead quality beats having a massive list?

It's not always about having more information or more leads, it's about having the right information. Your time is valuable, and spending it chasing things that aren't a good fit can take away from the opportunities that really matter. Having a good process and knowing what to focus on makes a big difference.

Exactly. That’s really what I’ve found too — the filtering is what makes the difference. I’d rather have a smaller group of fresh, relevant opportunities than spend hours sorting through a massive list just to find a few worth pursuing.
