I was getting denied on every job application, but I don’t believe in handouts and refused to ask for help. I had a computer, internet, and leads, so I took matters into my own hands and dove into wholesaling—with my eyes set on fixing and flipping.
Bills were still piling up, so to create immediate cash flow, I offered to cold call and set appointments for a local roofer.
Here’s where it turned into a game-changer:
Immediate Cash: He pays me $500 per closed job and covers my marketing costs.
Skill Synergy: Cold calling sharpens the exact prospecting muscles needed for off-market real estate.
The Twist: Turns out, the roofer also runs a private money investment firm.
By getting dirty and putting in the work, I paid my bills and unlocked a private lender for my future flips. Real business minds recognize hustle. Keep dialing and build your own momentum!

That's a beautiful example of how a good relationship will be so helpful in real estate. First you got paid to help somebody else and sharpened up your sales skills while growing your list of contacts. Now you're finding the right private lender for you and your deals and the same time. I'd develop that relationship and also understand your potential private lenders criteria so that when you find the flip you want you already know what kinds of deals they will cover.

Thank you Alyssa. I know it's not much but to me it's a big deal. Thank you for the encouragement and that's exactly what I'm going to do I'll take your recommendation and develop this relationship there may be even an opportunity for private money if he sees I know what I'm doing. Or if he sees a deal good enough.
