Three questions from a newbie: Where are we listing our midterms for bookings? I've heard of furnish finder, Corporate housing by owner. Are there any other which ones worth the cost? Last question is on pets: my rental will have hardwood floors. Do I allow them or not? The reason for asking is I know what damage can be done, and with hardwoods the repair isn't cheap; just looking for ideas and to get a better understanding. I could charge 500 more a month if I allowed pets. Any help with leases so I don't allow someone to come in and take advantage of me? Any help is appreciated!!

    Furnished Finder is the way to go and is most popular for mid-term rentals. All of my clients use it here in Ventura, Ca. Regarding pets, I would consider small dogs and cats for additional income, but build in an additional deposit. But I guess it's strongly dependent on whether you are sympathetic to pet owners. It's no problem just to say no pets, but you limit your pool of applicants.     Beyond Furnished Finder and CHBO, the channels that actually fill gaps for me are usually Airbnb with a 30-day minimum, direct relationships with hospitals/relocators, and Google. Paid listing sites matter less once you have real demand coming in.

    On pets: if you allow them, use a separate pet deposit plus a pet addendum, and photo the floors at move-in. The extra $500/mo only works if your lease actually covers damage and early move-out.

    On leases: treat it like a short residential lease — term, deposit, utilities, early termination, and an inventory/condition report — not vacation house rules. Listing platforms generally will not mediate if someone ghosts or trashes the place.

    Happy to compare notes on the lease/deposit/monthly-rent side if useful — that’s the part we obsess over day to day running furnished mid-terms.

    @Braeden Warg For midterm rentals, Furnished Finder and Corporate Housing by Owner are good starting points, but also consider Airbnb with a 30-day minimum, Zillow, local hospital or university housing groups, relocation companies, and direct outreach to employers or insurance-housing contacts. Rather than paying for every platform at once, test a few and track inquiries, booking quality, fees, and length of stay to see what works in your market.

    On pets, the extra rent may justify the risk, but hardwood floors call for clear guardrails. Consider limits on number, size, and type of pets; screening and vaccination records; references; renter’s insurance; a lawful pet deposit or fee; and specific rules for accidents, scratching, flea treatment, and added cleaning. Document the floor condition with dated move-in photos and periodic inspections. The lease should also distinguish approved pets from assistance animals, which may be governed by different rules, and spell out maintenance reporting, access, damages, utilities, and holdover terms. A local landlord attorney reviewing the lease once can be money well spent. With consistent screening and documentation, you can protect the property without automatically excluding responsible pet owners.
