This is actually closer to an operations layer than a simple “boots on the ground” service.
When we do this kind of work for clients, the walkthrough itself is only the input. The useful part is what happens after the visit.
We’ll usually define what needs to be verified before anyone goes to the property: specific rooms, systems, contractor milestones, materials, measurements, invoices, open issues, or anything tied to a payment or decision. Then the person on site captures the evidence against that list instead of just sending back 80 photos and a “looks good.”
From there, we organize it into a usable property record: what was expected, what was observed, what changed, what still needs attention, which items are verified, and what requires a follow-up. Photos and notes stay tied to the actual issue or milestone so somebody looking at it a week later doesn’t have to reconstruct the visit from memory.
If contractors are involved, that can also mean comparing the walkthrough against the scope of work and payment milestones before the owner releases money. On repeat visits, you can track what moved since the last inspection instead of starting from zero every time.
That turns someone like you from “the person who can run over to the property” into a very credible local verification layer for remote owners and investors.
