House Hack Payment Methods

I am looking at buying my first house hack very soon. In thinking through the process I was hoping to get some advice on the best way to accept payment from tenants. Does it make sense to establish an LLC and take all payments through that company? Is there any benifit to that? If I am buying the home as owner occupant and it will be a personal mortgage I don't see any protection from the LLC but if I'm not seeing something please let me know. Thank you!

If this is your first house, I would suggest you not to bother with the LLC. You can simply get umbrella insurance if you want some kind of additional liability protection. If it's a single member LLC, there are pretty much no tax advantages as all of the LLC's revenue and loss will be recognized as your own in your own tax return. The simplest and easiest way is for them to setup a recurring payment to you. But if you want to track the tenant balance and appear little more professional, simply use RentRedi.

    Hi ! I recently got my first house hack too! I use Avail and Zelle to collect payments.

    The one thing nobody has mentioned yet: open a separate checking account just for the building, on day one, even with no LLC. Every rent payment lands there, every repair gets paid from there. Whatever platform you collect through, that account is what keeps your books clean, and clean books are what make tax time easy and make you look like a pro if you ever refinance or sell.

    Second thing: whatever method you pick, set tenants up on autopay when they sign the lease, not after. It sets the expectation from day one that rent arrives on its own every month, and it leaves a record. I would stay away from cash or personal payment apps as the main method. Messy records are how small problems become big ones.

    On the LLC, your instinct is right, and I agree with the advice above. An owner-occupant loan is made to you personally, so the building sits in your name anyway, and living there yourself limits what an LLC does for you. Good landlord insurance now, a chat with a local attorney later if you scale. Do not let the entity question slow down the purchase. The building you buy matters a lot more than the name you hold it in.

    You are asking these questions before closing instead of after. That already puts you ahead of most first-time landlords.
