I’m an Arizona-based real estate wholesaler and investor focused on sourcing off-market opportunities, distressed properties, teardowns, scrapers, and land throughout Phoenix, Scottsdale, Paradise Valley, and surrounding markets.     Ashley, congratulations on getting started and putting yourself out there! Building long-term relationships in the Arizona real estate community is a great place to focus.

    A few practical things that will help you build a strong reputation:

    • Build relationships before you need something. Attend local meetups, ask people what they’re working on, and listen. Learn buyers’ specific criteria and take time to understand property owners’ priorities. Follow up personally and look for ways to be helpful.

    • Do what you say you’re going to do. If you promise to send information or call someone back, follow through when you said you would. Keep a simple list of commitments so nothing slips through the cracks. If something changes, communicate early.

    • Be on time and show up prepared for everyone involved. Give the same respect to a property owner, contractor, agent, or first-time investor that you would to your biggest buyer. Confirm appointments, respect people’s time, and stay responsive even when a deal gets difficult.

    Hey Ashley! Do you also come across East Valley or Casa Grande homes that fit a long-term rental strategy?

    I’m with Renters Choice Homes. From the property-management side, a useful rental deal package includes supported rent estimates, current condition and likely make-ready costs. For occupied homes, lease terms, expiration dates and deposit amounts also matter. Those details help a buyer understand what they’re taking on and what needs attention after closing. Are most of your opportunities teardowns and land, or do you see rental-ready homes too?
