Hi everyone! So glad to be here and looking forward to making some great connections. I'm new to real estate, but I have read many of the books published by BP. As well as other RE books. I have some formal education with accounting and carpentry. Can't wait till I'm ready to buy my first property.

@Ronnie Sanders Welcome to the community! Your accounting and carpentry background gives you a great combination for getting into real estate.

When you’re ready to start looking at your first property, feel free to reach out. I’d be happy to help you explore lending options and figure out what financing might work best for your first deal.

Hi @Ronnie Sanders. Welcome to BiggerPockets. After reading all the things you've read about investing in real estate, when do you think you'll be ready to invest? And which real estate niche are you planning on investing into?

I've set the goal to be looking and ready to purchase my first property in about a year. My target niche is small and medium multi family property. I would like to incorporate some elements of BRRRR and house hacking by finding something I can purchase outright or fsbo that needs some rehab, live in one unit and rent the others out.

@Ronnie Sanders which city and state are you wanting to find the small multifamily property to house hack?

I can relate to that some. However, I have a great amount of confidence in myself. Which could either lead to great success or could also lead to great failure. Im sure I'll bound to make a few mistakes, I hope they will not be on a scale that ruins my investment goals. If I can do this, so can you!

Welcome, Ronnie! Accounting and carpentry are both great skills to have as you get into real estate. Keep studying, but start analyzing real deals too, because the best way to learn is by doing and repeating. Since you’re already in the Midwest, I’d also keep neighboring markets on your radar when you’re ready to buy.

I have read the book on long distance investing. I can see how ot would work. I think I'm open to the possibility in the future. However, to start with I want to invest locally so I can take a hands on approach. This will help me get some experience and give me the ability to see and learn first hand. I also have a certain level of comfort in being able to know I can be nearby if needed.

Welcome to the BP community! Your accounting and carpentry background will definitely come in handy from analyzing deals and understanding the numbers to knowing what you’re looking at when it comes to repairs and renovations. Best of luck on the journey to that first property!

@Ronnie Sanders, I like that you want your first deal to be local so you can be hands on and really learn how everything works. With the small multifamily and house hacking plan you described, I’d also spend some time learning the legal side before you buy, especially the contract, title, leases, and what your responsibilities will be once you have tenants.

I’ve worked with newer investors who were very comfortable with the numbers or the repair side of a property, but the legal and ownership pieces were where unexpected questions came up. Thinking through those things before closing can make your first deal much easier to manage.

You already have a useful mix of accounting and carpentry experience, @Ronnie Sanders, so you’re building from a strong base. I’m a real estate attorney and investor, and I work with landlords and investors regularly. Happy to stay connected as you work toward that first property.
