For investors considering bridge financing, what situation would make the speed of financing especially important?

Is it a competitive acquisition, an auction, a short closing deadline, or another situation?

When does speed become a deciding factor?

    @Linda Murray Speed becomes a deciding factor when the value of securing the property outweighs the added cost of bridge financing. That often happens with a competitive acquisition, an auction, a distressed property, or a seller-imposed closing deadline where conventional financing simply cannot move fast enough.
    It can also matter when an investor needs to close before completing renovations, stabilizing occupancy, or resolving an issue that prevents the property from qualifying for traditional financing. In those situations, bridge financing can create time to execute the business plan and refinance later.
    That said, speed should not replace due diligence. The strongest use case is usually a well-underwritten opportunity with a clear exit strategy, sufficient margin, and a realistic path to refinancing or sale. Fast capital is most valuable when it protects a genuinely strong deal—not when it is used to rush into an uncertain one.
