What Makes a Neighborhood Investable?

For the investors buying in Northeast Ohio — what makes you choose one neighborhood over another?

Obviously, price and rents are a big part of it, but there’s usually more to it than just the numbers.

Schools? Tenant demand? Housing stock? Proximity to jobs? Taxes? Having good contractors nearby?

What do you look for in a neighborhood that doesn’t necessarily show up on the spreadsheet?

    Hi Aiden! When I am looking for rental properties for myself, I have a good feel for the rental demand. The numbers can look great, but it is only great if you can find a good tenant quickly. If the property sits for 2-3 months without any tenants there goes your annual cashflow. So there are pockets/areas that I know have higher tenant rental demand, and I prefer those areas! I have found that a central location in Cleveland or the west side of Cleveland typically has higher tenant demand.

    Let's not overcomplicate this. Every neighborhood is investable if the price is right.
