Need a Reality Check From an Experienced Tampa Bay Investor/Operator

Looking for someone experienced to chat with about managing a very strong-willed real estate investor.. preferably somewhere in the Tampa / Sarasota area since I am still pretty new to this market.

I have kind of a shark on the line lol.. successful, aggressive, questions EVERYTHING, fights hard over every dollar and changes direction pretty damn quickly.

I actually think we could build something substantial together, but I am getting to the point where dealing with the relationship is harder than dealing with the actual real estate.

I am doing the underwriting, construction analysis, budgets, comps, project controls, exit analysis etc.. and I keep running into situations where I will spend a ton of time solving something or setting up a process and then the direction changes, what we discussed gets reinterpreted, or I get told I “dont understand the basics” when the numbers dont support what he wants to hear.

I am not looking for somebody to tell me he is wrong and I am right.

I would really like to talk privately with somebody who has dealt with this type of investor/partner before and can help me figure out how to manage the relationship, set boundaries, define authority and keep the whole thing productive without turning every disagreement into a fight.

If you have managed investments/construction for a demanding investor or been in a similar partnership and are somewhere around Tampa, St Pete, Brandon, Sarasota etc and wouldnt mind chatting for a bit, please message me.

I could really use somebody local who has been through this before and understands this market.

    He's 'Bullying you'. It may be frowned on in today's 'safe space' business environment but I promise you he is looking for you to return the same energy. Before you call that 'toxic', just think. ---He's in need. He needs to be sure you 'have all the answers', and anytime you pause he thinks he has you in a 'gotcha moment'.
