Hello,

Looking to get some recommedations and quotes for a cleaner for a condo unit in Dallas (923sq ft, 1 bedroom, 1 bathroom). They must be full insured (general liability and workers compensation).

    For a 1-bed/1-bath around 900 sq ft in Dallas, a fully insured cleaner runs roughly $90-$140 per turnover, flat rate. Current market guides put DFW 1-bedroom turnovers at $75-$140 per clean, and in my experience the insurance requirement pushes you toward the top of that range because it filters out the solo uninsured cleaners. That is for a standard reset, 1.5-2.5 hours.

    A few things I would do before signing anyone:

    - Get a certificate of insurance naming you as additional insured, not just a verbal "we are insured"

    - Agree a flat per-turnover rate in writing, with what is included (laundry on-site vs off-site changes the price a lot)

    - Confirm they can hit your checkout/check-in window; same-day flips sometimes carry a surcharge

    - Start with a paid trial clean and walk it with a photo checklist

    Cheapest quote is rarely the one that survives contact with back-to-back bookings.

    Does the condo have easy parking and in-unit laundry? Those would be in the quote request along with the square footage. We run apartment STRs and getting linens and supplies through a building can be a bigger part of the job than people expect. Give each cleaner the same details so you're comparing the same job.
