Would anyone be open to having a conversation about their investment goals and criteria? I'm trying to get a better feel for the different veiws that investors take into consideration when looking at a property.

For me, a deal comes down to the numbers and why they matter. I look at purchase price, realistic rent, rehab, expenses, and what the property can realistically produce after everything is paid. I also look closely at the neighborhood and future demand, not just the spreadsheet. That’s why I like comparing Midwest markets, since you can still find lower entry prices where the numbers have room to work.

The Midwest I feel has gotten a lot of attention and the prices have gone up (which could be said for just about everywhere) but, I do agree the Midwest is still my main hunting ground.
It's ALL about the numbers, I 100% agree with you! The Market Analysis is my starting point so we can see where future demand is going for an area.
Hey @Dennis Bamford to me it all depends on the individuals goals, whether they are in a building phase or a stabilization phase in life. I'm personally in a building phase and looking to invest in properties with strong upside in equity. As far under market rents as possible with zero or minimal structural work needed and 5+ unit where the values and upside are more predictable. Eventually when I build up a strong net worth, I'll likely invest or 1031 into an area with much higher cash flow and less appreciation, or keep a good mix between the two

Yes, your individual goals or better yet your "WHY" I am investing is a must to figure out first. I'm a big believer in getting that aspect of your investment thesis squared away before you do anything else, because it's your "why" that is going to be the driving force on those bad days when you are asking yourself "What the hell am I doing?"
