Hey BiggerPockets community — glad to finally be here.
My name's Joshua Padilla, and I'm based out of the DFW area (Cedar Hill, TX). I work in investment real estate specifically on the disposition side, meaning I spend most of my time matching investment properties with the right buyers and helping investors think through acquisition opportunities in the Dallas-Fort Worth market.
I came up through digital marketing before pivoting full-time into real estate, which honestly changed the way I approach this business — a lot of attention to data, how deals are positioned, and what actually moves investors to act.
Right now I'm focused on:
- Building genuine relationships with active investors in DFW and surrounding markets
- Learning from people who've been at this longer than I have
- Contributing where I can whether that's market insight, deal flow conversations, or just being a resource for anyone navigating this market

The DFW market is a great one and continues to attract a lot of investor activity. I work with quite a few investors in that market from the financing side, so having people who are actively involved in the market and willing to share their experiences adds a lot of value to communities like this.

Welcome, @Joshua Padilla. I like your point about understanding what actually moves an investor to act. From the legal side, I see another part of that same decision. A deal can look great based on the numbers and how it’s positioned, but once a buyer gets serious, the contract, title, ownership, and what they uncover during due diligence can change the picture pretty quickly.
I’m a real estate attorney, broker, and investor, and I’ve worked with investors where something that seemed like a small issue early in the transaction became much more important once we looked deeper. It’s made me appreciate the people on the acquisition and disposition side who understand that getting someone interested in a deal is only the beginning.
