Pearland / Friendswood house hackers: who rents your spare room for short stays?

I'm looking at short-stay demand south of Houston and have a theory I'd like to test against real experience.

The Medical Center is just up 288 and Johnson Space Center is nearby. So I'd expect a lot of short stays in Pearland and Friendswood to come from people here for treatment, a job contract / intervention, more than from vacation travel.

If that's right, demand should be steadier through the year and stays longer than a typical Houston vacation booking.

If you rent a room or a house for short stays in Pearland or Friendswood, what's your typical length of stay, and what reason do guests most often give for coming? (professional or leisure)

    I'd separate private-room demand from whole-home demand when asking around. Someone traveling with family for treatment may need a very different setup than a contractor on their own. Also check the actual drive at shift-change hours. 'Near the hospital' can mean very different things to a guest.

    I do not know the Houston market but I have managed rentals near a major Air Force Base as well as listings near major cancer hospitals and major VA centers. They do bring demand and a lot of longer stays which can be nice. You also do not need the over the top amenities. They also do bring in shorter stays, usually family visiting loved ones. What I would try to look for is how much supply already exists in the specific areas.

      Thanks, this is really helpful. I noticed you’re based in Tampa, which is one of the areas I’m also researching.

      What I'm trying to understand is STRs in the Tampa suburbs rather than at the beaches: places like Brandon, Riverview and Wesley Chapel. My guess is that demand there comes less from vacations and more from family visits, hospital stays, events and people between homes, but I haven't seen it firsthand. I also take your point on supply: reviewing the available STR stock is essential.

      Have you managed or looked at STRs in those suburbs?
