For those investing in real estate, I'm curious about something.
Do you currently use a real estate management tool to track your properties, analyze potential deals, monitor expenses, and calculate profitability? Or do you prefer using Excel or Google Sheets to manage everything?
I'm interested in learning what tools investors are using today, what they like about them, and what they wish could be improved.
If you use a platform, which one? If you use spreadsheets, what do you find works best for you?

@Maxime Paris Both can work well—the best tool is usually the one that is simple enough to stay updated consistently. For a small portfolio, a well-designed spreadsheet can be flexible, inexpensive, and effective for deal analysis, budgets, debt tracking, and property-level cash flow.
Dedicated platforms become more useful as the portfolio grows and there are more leases, maintenance requests, receipts, bank accounts, and reporting needs to manage. The biggest advantages are usually automation, centralized records, and fewer manual handoffs. The tradeoff is cost, setup time, and sometimes less flexibility than a custom spreadsheet.
A practical approach is to use spreadsheets for underwriting and scenario analysis, while using bookkeeping or property-management software for actual operations and recordkeeping. Whatever the system, clean property-level categorization and regular reconciliation matter more than having the most advanced tool. The biggest opportunity for improvement across many platforms is better integration between deal analysis, banking, maintenance, and tax-ready reporting without requiring the same information to be entered several times.

Thank you, Divin!
Your answer's pretty clear and easy to help me trough it. I was actually trying to see if anyone was really using an app like that since I was doing one now, so that actually helps me understand what could be some of the pros and cons of having one.
I'm not trying to sell my app or anything, don't worry. I'm trying to get as much info as possible!
