Micah,

Welcome to Bigger Pockets and congrats on being a new real estate agent. I have helped a lot of my investors finance in Columbus its a Great spot for REI. My advice is use this site to help promote your real estate license and work hard to find solid cash flow properties. If you do that you will find a lot of buyers out there in many states that will appreciate the Columbus purchase to cash flow ratio opportunities!

You also have a strong number of multifamily properties in your area and that should be a center focus for the "more doors, More cash flow" rule. Feel free to check out my profile and lets chat its always good to be Networking and talking REI!

@Micah Robertson Welcome to the BiggerPockets community. You are in the right place to learn. My advice is to focus on networking with experienced local investors by joining a REIA, attend meetups and keep educating yourself. Best of luck on your real estate journey.

Welcome to BiggerPockets, @Micah Robertson! One thing I'd recommend as you're getting started as an agent is to pay attention to the parts of a transaction that happen beyond finding the right property. Learning how contracts, inspections, title, and closing work together can really help you become someone your clients trust, especially when something unexpected comes up.

I'm both a real estate attorney and broker in Maryland, and I've worked on transactions where a small issue turned into a bigger concern because it wasn't caught or addressed early enough. I've also seen how much of a difference a good agent can make by asking questions, keeping everyone informed, and knowing when something needs a closer look from the right professional.

It's great that you're taking the time to learn and connect with others, @Micah Robertson. I work with agents and investors regularly, so I always enjoy meeting people who are building their careers in real estate. Happy to stay connected!
