Anyone Still Finding Good Deals on the MLS?

I hear a lot of investors say there aren't any good deals on the MLS, but how many are actually putting in offers?

Just because a property is listed at 280K doesn’t mean the seller won’t take 230K. The numbers still have to work, but you won’t know how flexible they are unless you start the conversation.

It also takes time to go through properties, run numbers, and put in offers that might go nowhere. I do get why people get tired of that process, especially when you spend hours on offers that go nowhere.

Is the MLS really picked over, or are people passing because of the asking price and the time it takes to get something accepted?

Curious what you guys think. Anyone bought a good deal off the MLS recently?

Aloha Patrick, I purchase 95% of my deals off market. It can be distressed, vacant, probate, etc. Please DM me if you want to find something in your own backyard. Aloha! Joel

Good to see you doing well, Patrick. I agree, there are still deals on the MLS if you're willing to dig and make offers based on your numbers instead of the asking price. I'd also look at subject-to opportunities, especially when the seller has a low interest rate. If you can solve the seller's problem and preserve favorable financing for the buyer, it can be a real win-win. Sometimes the best deal isn't just negotiating the price , it's negotiating the terms.
