Looking to Connect with Multifamily Investors, Mentors, and Potential Partners

Hey everyone,

I'm looking to get started investing in multifamily real estate and would love to connect with experienced investors who are willing to share advice, guidance, or potentially explore a partnership.

I'm a U.S. citizen currently living in Germany, so my plan is to invest remotely while traveling to the property to inspect it in person before purchasing if the deal meets my criteria.

I'm primarily interested in duplexes, triplexes, and fourplexes in solid B-class or C+ neighborhoods. My focus is on buy-and-hold rentals with professional property management, conservative underwriting, and strong cash flow. I'm targeting at least $200 per unit per month in cash flow after accounting for expenses, management, reserves, and the mortgage.

I currently have $50,000 set aside to get started, with the ability to continue saving and investing as I build my portfolio. I'm taking my time to learn how to properly analyze deals, negotiate good purchase prices, and avoid costly mistakes.

I'd especially appreciate connecting with investors who have experience with small multifamily properties, out-of-state investing, and remote property management. I'm also open to finding a mentor or potentially partnering with the right person if our goals and expectations align.

I'm here to learn, build relationships, and ultimately create a successful long-term rental portfolio. If you've been through this process or have advice for someone getting started, I'd love to hear from you.

Thanks!

    I like your approach, Justin. Being conservative with the numbers and accounting for management, reserves, and the mortgage upfront is especially important when investing remotely.

    I work with Civic Financial Services, helping investors explore financing for rental properties and multifamily investment opportunities. Happy to connect and be a resource as you work toward your first deal. Looking forward to seeing you build your portfolio!

    Investing remotely from Germany with $50k, your biggest friction points are going to be execution speed and liquidity. In markets where small multifamily actually nets $200/door, good deals get locked up in 48 hours—flying in means you'll miss every single one while burning cash on airfare. Plus, putting 20–25% down on a duplex or triplex wipes out that $50k immediately, leaving nothing for the liquid reserves lenders require for expat buyers or unexpected CapEx.

    To hit that yield today, you almost have to buy off-market distress. Are you open to partnering with a boots-on-the-ground operator to pool capital, or starting with a clean single-family where that $50k leaves an actual safety net?

    @Justin Hembree

    Texas might be a good option for small multifamily, however, when we have $50K to begin with, I would advise being cautious with a set cash flow goal, as there will be costs that should be considered: property taxes, insurance, repairs and maintenance, and management, among others. As you will be investing from a distance, make sure that you have a solid local team and test every deal thoroughly.

    DM me and I will point you in the right direction.

    Good luck!
