PSA: AirBnb might've reset your minimum night stay!

Saw a 2 night stay come in earlier this evening that split a weekend with a Thursday night check in and out on Saturday. This is a big NO for me, because it can be really hard to get a quality booking that captures that other weekend night, and I program my calendar to avoid this. I've been set up with 3 night minimums for Thursday, Friday and Saturday check ins for years. recently I augmented this with 4 night minimums for a Wednesday or Saturday checkin, where with the latter I am at least getting a longer booking if a weekend gets split.

Went into Hospitable to investigate. When I clicked on a Thursday, sure enough it said 2 night check in and "AirBnb" when I hovered over it. I went into AirBnb and the calendar has a new interface for different rules based on seasons, which makes sense given the time of year we are in. That must've been where it reset the dates back to the weekday default minimum.

Thankfully it was an early January booking and they canceled right after, although if they had split a big event weekend it would be a huge blow. Check your calendar nightly minimums soon before you lose a key weekend!

I experience this quite often with a PMS connection whenever Airbnb has a major update. We check pricing and calendars following every known update, but sometimes they push smaller updates without telling us. Frustrating!

Hi. I'm confused. I use OwnerRez. When I look at Airbnb it says I have to use my property management system to make any changes (which is what I want). My PMS is set correctly. Could it be only some PMS's that allow Airbnb to overwrite their rules? Where are you looking in Airbnb - the calendar?

Airbnb seasonal and minimum-stay rules often live in a separate place from the PMS calendar sync, so Hospitable or OwnerRez can look correct while Airbnb still has its own override. After any Airbnb update I open the listing rules on Airbnb itself and check that the minimum nights and seasonal settings still match what the PMS shows. A quick nightly or weekly check that both sides agree has saved us from accidental 1-night bookings more than once.

Patricia, on OwnerRez, where do you usually re-check after an Airbnb change?

A useful final check is to search your own listing as a guest for the exact Thursday-to-Saturday combination you want to prevent, then compare it with an allowed three-night stay. That tests what can actually be booked, even if the two calendars appear to agree. I’d screenshot both settings before changing anything, so support has a concrete date example to investigate.

Good catch, and worth treating as a standing chore rather than a one-off fix. After any platform or PMS update, I audit four things on every listing: minimum stay by day of week, check-in and check-out day restrictions, seasonal rule sets and their date ranges, and any orphan nights the rules create. The seasonal rule sets are the sneaky part, because a default can apply inside a date range you set months ago and override what you think is live. I keep a one-page settings sheet per property and compare against it, so a reset shows up in minutes instead of costing a split weekend.

Ugh, it gets more exhausting at every turn. Appreciate the heads up.
