The Hybrid Work Commute Is Changing the Equation.
I’ve been hosting open houses every weekend in Ventura, and I’m noticing an interesting trend: buyers are increasingly willing to commute to Los Angeles just 2–3 days a week in exchange for a better quality of life.
COVID helped kick-start this shift, as people rethought where and how they wanted to live. But what started as a pandemic-driven migration has continued to evolve into a longer-term lifestyle change, with hybrid work allowing many professionals to maintain their LA careers while living farther from the office.
For many buyers, the math isn’t just about home prices anymore. It’s about what life looks like outside of work . More outdoor living and less time feeling trapped in the city. More space, strong school options, and a genuine sense of community. For many families, Ventura County offers a lifestyle that’s getting harder to find in other parts of Southern California.
Here are approximate driving times to major LA employment centers.
From Ventura:
North Hollywood: 1 hour to 1 hour, 15 minutes
Downtown LA: 1 hour, 15 minutes to 1 hour, 30 minutes
From Ojai:
North Hollywood: 1 hour, 20 minutes to 1 hour, 40 minutes
Downtown LA: 1 hour, 40 minutes to 2 hours
Rush-hour commutes can be considerably longer, sometimes exceeding two hours depending on the route and destination. These are not ideal daily commutes, but for someone making the trip two or three days a week instead of five, the trade-off may make a lot more sense.
If hybrid work continues to give professionals more flexibility in where they live, Ventura County could appeal to buyers who still need access to LA employment but want to prioritize coastal living, outdoor recreation, family life, and community.
Ventura, Ojai, Camarillo, and Thousand Oaks each offer a different combination of price point, lifestyle, and access to LA employment centers.
