    Quote from @Alexander Hallack:

    Hello All,

My name is Alex and I'm a newish investor in PBC and points North. I joined Bigger Pockets to scale my portfolio.

Welcome to the community, Alexander! Sounds like you’ve already gotten your feet wet with investing, so BiggerPockets can be a great place to compare strategies, learn from other investors, and build relationships with people doing similar deals. As you look to grow your portfolio, I’d get really clear on what has worked well with your current properties and use that to tighten up your criteria for the next purchase. There’s a ton of experience in this community, so don’t hesitate to ask specific questions and share what you’re working on.

    Hi Alex, welcome!

Going from one door to a few is usually where carrying costs start to matter as much as purchase price — especially in Palm Beach County, where two houses that look identical on paper can carry very differently.

I'm based in Tampa, my family runs rentals on the west coast, and I'm building a tool that pulls Florida public records to help assess carrying costs. If you tell me what you're looking at (area, price band, single-family or small multi, or even better a specific address) I can pull the records and tell you what I find. No cost or catch, the tool is in development and I'm looking for real deals to run it against on your side of the state.

Hey Noah! I'd love to check out the tool if you're looking for early feedback; been building similar tools myself as well.

Hey Alex, welcome! I’m Jorge. I’m based in Tampa and have been investing in Florida for a long time, mainly in rentals and value-add properties.

Always good to connect with other Florida investors. What kind of properties are you focused on in PBC and further north?

    Hello Alex and welcome!

I see you live in Wellington! I'm part of a meetup happening in Delray Beach every second Saturday of the month (it's free and great people). It's from 1pm to 4pm at Gizzi's Coffee House. You're more than welcome to come!

Hey @Maurizio Pisciotta If that's an open invite I'd love to come join as well! P.S. saw you came over to real estate from the data world (I did as well) - that's cool!

Welcome Alex! I'm also in South FL — I buy at tax deed auctions over in Broward County, so PBC is right in my backyard.

One thing I'd flag about scaling in PBC specifically: the property tax rates vary a lot depending on whether you're in unincorporated PBC vs. a municipality like West Palm or Wellington. Same assessed value can carry meaningfully different depending on the taxing district. Worth factoring that into your underwriting before you scale up.

Also, if you haven't already, check out the county tax deed auction schedule. Broward and PBC both have monthly auctions and you can pick up properties well below market value if you do your title work upfront. That's been my main acquisition channel.

Good luck scaling — feel free to reach out if you ever want to compare notes on the South FL market.

Welcome Alex! 👋 Great to have another PBC-and-north investor here. What's your main strategy, and how many doors are you at now? Happy to swap notes anytime.

    Rey
