When analyzing short term rental performance, most investors focus strictly on optimizing average daily rates and calendar occupancy. Yet capturing ancillary guest spending remains one of the cleanest ways to expand cash flow, provided it does not increase operational overhead or accelerate property depreciation.

Allowing in-home third-party vendors often brings uncompensated asset wear and potential liability risks. A much more reliable framework is establishing affiliate relationships with high-end external providers such as vehicle rentals, excursion companies, and popular local dining venues. Your guests receive trusted recommendations, your asset incurs zero additional depreciation, and your portfolio generates pure margin on transactions that were already going to happen.

It is an efficient way to boost cash-on-cash returns using existing guest demand. What methods have you tested to capture in-stay spending without complicating property management?

@Nuha Jaded, I think partnering with outside businesses is an interesting way to offer guests more options without adding extra work inside the property. I haven't personally tested a specific affiliate program, but I'd want to make sure the commission terms and each business's responsibilities are clear before setting one up.

I'm a real estate attorney and investor based in Maryland, and I work with clients on business agreements, contracts, and property matters. I've seen how important clear terms are when businesses work together, especially when payments and responsibilities are involved.

I appreciate you sharing this idea, @Nuha Jaded. It's a different way to think about short-term rental income, and I can see why having the right agreements would matter. Happy to stay connected!

We have partnerships with quite a few 3rd party businesses, private chefs, grocery delivery, and ticket sales to name a few. While the ancillary money is nice it rarely moves the needle and we offer it on over 50+ properties. I will say charging for early check ins, late check outs, and pet fees definitely do the move the needle.

Remember that adding some of these kinds of services change your tax situation.

Offering "significant services" will change your IRS filing.

@Nuha Jaded I agree that the best ancillary-revenue strategies monetize guest intent rather than the physical asset. We have found the strongest opportunities tend to be pre-arrival and off-property: airport transfers, premium vehicle rentals, grocery delivery, restaurant reservations, local experiences, and early check-in or late checkout when operations permit. The key is to present a short, curated list at the right moment—typically after booking and again shortly before arrival—rather than overwhelm guests with offers.

To keep management simple, I would favor partners that handle booking, payment, fulfillment, customer service, and insurance independently. Unique links or promo codes make attribution straightforward, while guest feedback, conversion rates, revenue per occupied night, and support incidents help determine whether a partnership is genuinely accretive.

The bigger consideration is trust. Recommendations should be selective, clearly disclosed as affiliate relationships, and chosen first for guest experience rather than commission size. Done well, the model creates a useful concierge layer, adds high-margin revenue, and avoids introducing new wear, staffing, or operational complexity.
