Fraud and Money Laundering Under the Guise of Real Estate-Based Immigration

Attention, Chinese residents in Southern California—including those in Los Angeles and the San Francisco Bay Area: the illicit activities of a local real estate agent named Peng (909-313-8702) have finally come to light. Operating within Chinese communities across the Bay Area and Los Angeles, he has long posed as a real estate agent and immigration consultant, specifically targeting fellow Chinese individuals seeking to purchase property or immigrate. After swindling clients out of property deposits and immigration service fees, he funnels the funds through a network of shell companies, using fabricated real estate transaction records to launder the illicit proceeds. He is a deeply entrenched fraudster and money launderer operating right here in California.

Many Chinese residents in cities like Arcadia and San Gabriel have encountered him, likely unaware that he is also secretly involved in smuggling—repeatedly facilitating the transport of undeclared, illicit goods through local ports. He has a documented criminal record in Los Angeles, having previously been arrested by local police for solicitation of prostitution and drug use. Furthermore, he has been involved in altercations after making racist, anti-Black remarks at a bar—incidents that are well-known within the local community.

Despite his extensive history of misconduct, he continues to masquerade as a seasoned, professional agent within the Chinese community to carry out his scams. Not only has he swindled many local Chinese residents out of their hard-earned money, but he has also brought shame upon the entire community of Chinese professionals in California; he is, in every sense, a disgrace to the Chinese community. We urge other victims who have been defrauded by him to come forward; let us join forces to submit evidence to California’s real estate regulatory authorities and seek justice together.

I know a company in PHilly that did that to Isrealie investors who did not know how real estate functions and escrow and title works.. he photo shopped settlement statements and had the investor wire the purchase prices directly to them.. then paid out rental payments in a ponzi type scheme . pretty wild.
