What Are the Biggest Challenges You Face in Real Estate?

Hello everyone,

I'd like to learn from your experience in real estate.

What tasks or problems in your real estate business regularly cost you time, money, or opportunities?

I'd also like to understand:

How do you currently handle these tasks or problems?

What usually goes wrong, and how often does it happen?

What have you tried so far to solve them?

What is still difficult, even after trying those solutions?

I'd appreciate hearing about your real experiences and what you think could make things easier.

One of the biggest challenges with real estate is all the little things that come up. A repair, a tenant issue, a contractor who doesn't show up, or something that needs attention right away can take a lot more time than you expect.

Having good people you can rely on makes a huge difference. A good property manager and reliable contractors can save you a lot of time and headaches. The hard part is finding those people and knowing you can trust them.

One thing I keep seeing is that the biggest challenges rarely stay isolated. A maintenance issue takes longer than expected, which affects the resident experience, contributes to a non-renewal, creates a turnover, and then turns into vacancy and lost rent. A late payment may eventually be collected, but it can still create cash-flow pressure during the month. A property can have strong occupancy while a few units with long vacancy periods are quietly costing a lot of money. Even rising expenses can look like one problem until you break them down and find that a handful of properties, vendors or recurring repairs are driving most of the increase. What seems consistently difficult is connecting all of those pieces early enough to understand what is actually driving the financial result, rather than looking at each issue separately after it happens

The biggest challenge was always the time involved in managing properties; tenant issues, maintenance and all the little things that come up. That’s one reason I eventually moved toward more passive investing. The return has to be worth not just the money you put in, but also the time and headaches that come with it.

@Chidiebere Stanley Ogah for us it's mostly been contractors, and turnovers are where it shows up. A unit's empty, the work drags, and a month of vacancy can wipe out a year of cash flow on a small rental. What's helped is having people lined up before we need them, trying new contractors on a small job first, and getting regular service done ahead of time so it isn't all emergencies. Still not perfect. Interested to hear what others say.
