How many investors are getting property surveys on their investment purchases?

Curious how others are handling this, especially with hard money loans and cash purchases.

When you’re buying an investment property, are you:

  • Getting a new survey every time?

  • Using an existing survey if one is available?

  • Waiving the survey altogether?

  • Is your approach different with a hard money loan vs. a cash purchase?

If you aren’t getting a survey, what makes you comfortable proceeding without one? Is it the property type, title work, prior survey, familiarity with the area, perceived cost/risk, or something else?

Also curious how this compares to appraisals. For those using hard money, are you more likely to have an appraisal done than a survey, or do you typically have both?

Interested in hearing what everyone is actually doing in the field.

In addition to being a real estate investor, I am also a real estate broker. I always recommend getting a survey for my clients, and I have never personally purchased an investment property without one. I'm ok using an existing survey if it is available. If it is not available, I purchase one. Sometimes the seller will help cover the cost. Appraisals are important too. If there are a lot of recent comps for a property, it may be easier to estimate the appraised value without a formal appraisal. If the property is unique or doesn't have many recent comps, I would spend the money to get an appraisal.
