Everyone remembers their first investment property.

Maybe it wasn't perfect. Maybe there were plenty of mistakes along the way. But it was the deal that got everything started.

What was your first investment property, and what did it teach you?

@Siahna Im My first investment property was in Spokane, and it taught me more than any book or seminar could have. The deal was not perfect, but that was part of its value.

It showed me that success in real estate is not simply about finding a property鈥攊t is about understanding the numbers, preparing for unexpected expenses, managing people and timelines, and remaining disciplined when plans change.

One of the biggest lessons was the importance of doing thorough due diligence before making decisions. Small issues can become expensive problems, and assumptions can quickly erode a budget.

I also learned that the people involved matter just as much as the property itself. Reliable contractors, knowledgeable professionals, and clear communication can make the difference between a manageable challenge and a costly setback.

Most importantly, that Spokane property taught me to view mistakes as tuition rather than failure. Every obstacle strengthened my judgment, clarified my process, and gave me greater confidence for the next opportunity.

Your first property may not be your most profitable or polished investment, but it can become the foundation for everything that follows. That first deal was more than a transaction鈥攊t was the beginning of a lasting education in patience, risk management, and real estate investing.

That鈥檚 a great way to look at it! Your first property teaches you lessons you can鈥檛 always learn from books. Every mistake and challenge helps you make better decisions on your next deal. Sometimes, the experience itself is just as valuable as the profit! 馃憦

My first property was an old 3 story house that was in a nice neighborhood. I went to work and came home to work. It had every issue you could think of, but I loved it. I had tenants in one part of it for 16 years that paid my mortgage then my wife decided it was time for us to get our own place and we sold it. I am not sure if it was a good move but now I want to get back into the game. If I could find something bigger that I could manage that would be great. I have learned so much over the years. Trying to convince my wife it's a good idea, which I know it is, is the hurdle right now. Hopefully I could get some ideas here to convince her it's time.

That鈥檚 quite a journey! A property that helped cover your mortgage for 16 years sounds like it taught you a lot about the long-term value of real estate investing. 馃檶 It鈥檚 great that you鈥檙e thinking about getting back into the game and using what you鈥檝e learned. Maybe starting with a clear budget, realistic numbers, and a plan that works for both you and your wife could help make the decision easier. What kind of property are you hoping to invest in this time around?
