Hey everyone! I’m based in Orlando and looking to connect with an experienced real estate investor who could use some help while giving me the opportunity to learn.
I currently work at Ruth’s Chris and have a year before starting school. I want to use that time intentionally, gaining hands-on experience with rental properties, deal analysis, and renovations. I’m also working toward buying my first house hack in the Orlando area.
I’d be happy to help with property research, organizing deal information, scheduling, or property coordination. In return, I’d appreciate opportunities to join walkthroughs, understand renovation budgets, and see how you evaluate and manage investments.
I’m eager to learn, dependable, and ready to put in the work. I’d also be willing to get my real estate license if that would allow me to contribute more and create opportunities to work alongside you.
If you invest in Orlando or the surrounding areas and would be open to a brief call or coffee, I’d love to connect. And if someone comes to mind who might be a good fit, I’d appreciate an introduction!

Hi @Ben Maskin! I think getting hands-on experience before buying your first property is a great approach. If I were in your position, I'd focus on learning how investors evaluate deals, manage repairs, and handle rental properties. Even helping with property research and walkthroughs can teach you a lot before you invest your own money.
I'm a real estate attorney, broker, and investor based in Maryland, and I work with clients on property purchases, contracts, and rental property matters. One thing I've learned from working with investors is that understanding the legal side of a property is just as important as understanding the numbers.
I appreciate your willingness to learn and put in the work, @Ben Maskin! I hope you find a good mentor in Orlando. Happy to stay connected!

Love this approach, Diana's spot on that getting hands on before you buy pays off. One thing I'd add: reach out to a few Orlando property managers too, not just investors. They're on turnovers and rehab walkthroughs every week, they see what repairs actually cost, and a lot of them would take help with showings or move out inspections. That's a fast way to learn renovation budgets while you build toward your first house hack. Started with a househack myself, it's one of the best ways to get going. Feel free to reach out if you'd like!
Getting hands-on experience before your first house hack is a smart approach. Understanding the numbers and financing early can also help you recognize a good opportunity. Have you started looking at potential properties or setting a purchase budget?
I’m reading the multifamily millionaire book and learning how to analyze the numbers from that. I do have my bachelors degree in finance so that helps a little too.
I'm currently pre approved for 3.5% down on 300,000 and I'm thinking my budget will be around 350,000 but I still need a better grasp on how to formulate my budget while keeping enough for closing costs and reserves for renovations, Capex and other expenses.
I plan on the next couple days to start requesting financials from different properties and just running the numbers for some good practice.
Ben, this is exactly the right move — I learned more walking properties and sitting in on tenant issues than from any book.
My path: I started with a single rental in Revere, MA in 2020, then bought 3-families in Worcester in 2021 and 2024, a Worcester 4-unit in 2026, and a 6-unit in Warren this year — 17 units total. I also run a short-term rental studio in Revere and co-founded TWM Residential, a property management company.
Three things I'd squeeze out of your year: (1) analyze one real deal a day using actual expenses — taxes, insurance, capex, vacancy — not listing numbers; (2) join every walkthrough and unit turnover you can, because that's where budgets get real; (3) learn the landlord side early — screening, leases, and maintenance calls are the business.
Keep showing up like this and the right mentor will find you. Happy to connect — my DMs are open if you want to compare notes on your first house hack.
Thanks, @Inder Singh! Your point about being there for a unit turnover sticks. I’m about to run the numbers on my first potential house hack in Orlando, and repairs are one of the costs I’m least sure how to estimate. I’d love to see a turnover firsthand and learn what it actually takes to get a unit ready for the next tenant. I appreciate the offer to compare notes. I’ll send you a DM!
