Jose, I can't point you to a Chico company by name — I'm Memphis-based — but I can tell you how I'd pick one, because at 236 doors the manager makes or breaks the cash flow. Ask three things. One: how many days does a vacant unit sit before it's re-rented? A vacant month on a $1,395 rent costs you more than any difference in management fee. Two: do they send a monthly statement that shows rent in, repairs out, and balance, with no surprise markups on maintenance? Three: will they work with your rent target instead of talking you down on price? Pick the one who answers with numbers, not promises. The fee is the smallest number in the deal — vacancy and sloppy repairs are the big ones.
