Airbnb's 15.5% host-only fee: what I'd check on your Gulf Coast listing before season

Seeing a lot of questions about Airbnb's fee change, so here's how I'd think about it if you own on the Gulf Coast.

Airbnb recently moved to a 15.5% host-only fee. The short version: if your rate didn't change, your payout did. Airbnb's own example is a $100 rate now paying out $84.50. To net the same as before, the PMS tools (Guesty and others) suggest raising your Airbnb rate about 18.34%, not 15.5%. The math trips people up because the fee comes off the higher number.

On the Gulf Coast it hits harder because the season is so lopsided. A few numbers I've been looking at:

  • Naples lodging ran about 76.5% full at about $505 a night in March 2026, and about 45.5% at about $262 in August (Paradise Coast CVB).

  • Fort Myers Beach 4BR homes run about 93% booked in March and about 21% in September (PriceLabs, 140 homes, trailing 12 months).

  • Marco Island 3BRs are around 85% booked in Feb/March and 30 to 45% in late summer (PriceLabs).

So what I'd actually do:

  1. Re-price for the fee, but do it month by month. Peak months can usually absorb it. Slow months probably can't, and that's where you lean on mid-term or snowbird stays.

  2. Set minimum stays by month. About 27.5% of Naples listings already require 30+ nights (AirDNA). Decide now if you want snowbirds or short peak stays.

  3. Push direct bookings where you can. No platform fee on those, so you have room to give a returning guest a better rate.

  4. Fix hurricane-season wear before February photos. Fresh photos and a clean first week of reviews matter more than people think.

Also worth knowing: Naples has about 40% fewer active STRs than a year ago and the ones left are booking more nights (AirDNA, Sep 2026). Less competition, but only if your pricing and listing are dialed in.

Happy to look at anyone's calendar setup if you want a second set of eyes. What are you all seeing on payouts since the change?

We moved our price to include the fee the minute it went into effect. We had a quiet couple of weeks booking wise because those who did not were cheaper, but eventually they caught on and its back to business as usual.
