Renting out your bedroom to a friend is cool but using a low down payment on a fourplex, renting out three units to cover your mortgage, living in one unit, AND THEN renting out your empty bedrooms is pretty much househackmaxxing to the extreme.
I dont know if this is the right place to post this or not but my life is in a very different place because I've done this for several times over and over again. Now I teach others to do it in my local market.
I had to repost this because my previous verbiage had a link to a thing I can no longer talk about
This is probably one of the smartest ways to get started in real estate investing, especially with how expensive properties have become.
You're basically reducing your biggest living expense while building equity and learning how to manage rentals at the same time. The only thing I'd add is to make sure the numbers still work when you eventually move out, because that's when it becomes a full investment property.
Curious, how many times have you repeated this strategy?
