New Whole Seller need help/work

Wholesaler · Member since 2026 · 3 posts · 3 votes

Hello everyone, my name is Carl and I'm currently new to Bigger Pockets and I'm excited to begin the first step in achieving my goals for myself and my family here in Georgia. I wish to one day begin owning rental properties, but for now, I want to learn and master Wholesaling.
l've been a wholesaler for a few months now and I mainly focus on land. If you are interested in discussing the kinds of properties you are wanting me to search, or have tips to help aid me on my journey, please don't hesitate to reach out! It's nice meeting you all.

Welcome into the world of wholesaling, Carl.

It is not easy, but REWARDING.

Persistence and consistencyis key, remember that.

Welcome, Carl. With land, I'd spend extra time on due diligence before anything goes under contract, because buyers walk fast on lots that turn out to have no legal road access, sit in a flood zone, or have zoning that won't allow what they want to build. Your county's GIS map and assessor records answer most of that for free, and they're also a good way to find owners of vacant parcels who are behind on property taxes. Before you market a lot, ask a couple of local builders exactly which acreage, zoning and price ranges they buy, so you're hunting for land someone already wants.

Hi Carl, welcome to BiggerPockets — and to wholesaling in Georgia. Land deals move fast, so having your diligence and buyer list lined up before you market a lot makes a real difference.

Hey Carl, welcome to BiggerPockets! I've been investing for years, and one thing I'd encourage you to do is spend just as much time talking to buyers as you do looking for deals. Find out exactly what they're buying, where they're buying, and what they're willing to pay. Then go find those opportunities.

Also, don't get so caught up in learning everything that you forget to take action. The conversations you have with real people are where you're going to learn the most.

Curious, have you been able to get any properties under contract yet, or are you still working toward your first deal?
