The internet can be a blessing and a curse.

On the one hand, it helps us communicate, learn, debate, share, educate, and democratize on a scale we’ve never seen before. On the other hand, it brought us the Kardashians.

You win some, you lose some — right?

As real estate investors, we live in an extremely exciting time. Every day it seems that a new company, product, app, or piece of technology comes out that makes our lives just a little bit easier. Every day we get closer and closer to the “4-Hour Workweek” bliss that many of us dream of. The state of bliss where everything in our business is systematized in a way that allows us to buy and sell apartment complexes while sipping a Moscow Mule from a copper mug on a beach in Fiji.

We might not be there yet, but we’re sure getting close.

We’re able to find properties online, take virtual house tours, sign documents electronically, and even fax files through an app. However, at the end of the day, we still need to be present for that pesky closing. Or at the very least we need to be present to get the documents notarized.

Or do we?

Don’t Terrorize, Notarize!

NotaryCam allows you to connect with a certified notary through the camera on your computer. There’s no longer a need to drive over to the local library or post office, or have a notary meet you at home after work.

Skiing the slopes in Aspen? Sitting on a beach in Fiji? Having dinner at The Palm in Manhattan? As long as you have an internet connection, you can get your documents notarized anywhere in the world.

How awesome is that?

The process is also remarkably simple. Below is an outline that comes directly from the NotaryCam website.

  1. Upload your document.
  2. Call/request a live eNotary.
  3. eNotary will confirm your ID.
  4. eSign your document.
  5. Notary will eNotarize your document.
  6. Documents are routed and stored securely.
  7. Pay $25 per signature in U.S./$79 per signature international.

Don’t Compromise, Notarize!

Notaries are awesome. I love notaries. I have many notary friends, and I would hate for them to go out of business. I mean, if I could just have a notary travel with me all the time, then I wouldn’t need NotaryCam.

Unfortunately, I don’t have that kind of money. Hiring a full-time notary to travel with me would cost a lot. Come to think of it, maybe that’s why Kanye West is $53 million dollars in debt.

OK. Maybe it wouldn’t cost that much.

Regardless, consider the following times when you might need an online notary.

Leisure Travel

Do you love to travel? Is it pretty much the reason you got into real estate in the first place? Do you want to have a lifetime source of passive income so that you can live wherever you want and travel whenever you desire? If that’s the case, look for every opportunity to adopt products like NotaryCam that allow you to get things done no matter where you are.

Business Travel

How much time do you spend traveling for business? Six weeks a year? Six months a year? That time adds up, and you can’t just put your real estate investing on hold whenever you go out of town.     The 4HWW is a goal of mine to be at in 10 years. I like the idea of this app but out of curiosity has anyone done the math on this for the average closing of a house? I know even in my refi’s I have what feels like 20+ signatures. That would be a $500+ notary charge if they dont count the additional intitial only spots on a closing package.

    I seriously love the idea but I wonder how economical it is to just scheduling a local notary (unless you are not stateside)

      Great question Eric. I actually just got off the phone with the people at NotaryCam in order to ask the question. The “$25 per notarization” is based on how many times the Notary has to sign, not how many times you have to sign. For example, on a HUD-1 that I did with a Notary, I had to sign probably 20+ times, but the notary only had to sign three times. Therefore it would cost $75. So yeah, this could get a little pricey if you’re doing it while overseas. But you’ll just have to balance the price of time as well. Thanks for the question and best of luck in your endeavors!

      I think that’s a great idea Camilla. Being a notary would be a nice way to make some side money that one could put towards REI or other investments. Unfortunately, I don’t think you’re able to notarize your own signature on official documents, so it probably wouldn’t help when trying to purchase property. Thanks for reading!

    Hi Tyler,
    Great article. One disclaimer to note (as I have attempted to use this service before) is not all counties accept eNotarized documents. As it is a relatively new process, some counties have yet to be faced with one, or if they have been asked they are still skeptic of this. The reason I know this, is because I am living in Europe right now and went to sell a property, and the county in which the property was located would not accept eNotarized documents. The lawyer and settlement office would, but the recorder of the Title would not. Therefore, we had to go to the Embassy to get the documents notarized. Obviously very inconvenient, and a $450 expense too! Hopefully in the future more counties will open up to this, but people should check prior to assuming it will work!

      Hey Ashley. Thanks for the heads up! I hadn’t heard that some counties aren’t accepting eNotarized signatures. Hopefully it’s only a matter of time before the counties get on board once the technology becomes more prevalent. Enjoy your time in Europe and keep up the good work.

    Great post. I have spent hundreds of dollars on using mobile notaries throughout the United States and getting documents signed. This will actually revolutionize the way we’re notarizing documents and make it faster…. thank you so much for sharing.

    Does anyone know if typical lenders will accept this? I had a situation last summer where I was in Europe when I needed to close on a loan. We found out that the local embassy had a waiting list to get an appointment and it created a lot of drama.
    If lenders will indeed accept these, it means I can buy and close on a property and a loan, all while traveling. That would be awesome!

      Hey Jean. The technology is still pretty new, so I’m sure there are lenders out there who don’t accept it yet. However, if you travel a lot, I would recommend using this as a means of narrowing down lenders to work with. Just ask them ahead of time whether or not they accept eNotarization before agreeing to use them for funding. Good luck with your travels and investing!
