I have been using the money I made those first 2 years to start other businesses and now to continue to flip and rent.Because of real estate, I get to be at home and watch my two young kids grow up without having to be sent off to day care and get to travel with my wife and family.

Similarly, in your case if a university is famous or old (but growing in economic clout due to students, investments, etc) then that can be considered an "economic" anchor.

My goals consist of starting out with Single family (already have my first deal picked out, and in negotiations) then quickly moving into Multifamily and then growing it from there.I do my research and I'm always expanding my knowledge, I don't do anything with out full commitment and I'm looking for the same from a partner.I've always had a way of finding deals in my life (eBay, Amazon, Facebook, Craigslist, etc. ) and I'm more motivated than ever to find them since being introduced to real estate investing.

When you are done, read them again. it is your responsibility to know the laws in which you need to be in compliance with. once you finish reading you will understand that the terms of a lease carry with the property, and are in full force and effect as though your signature was on the original lease.
