Steve you are making a huge common mistake.You are thinking about the mental loss of 20k an not the bigger gain you could be making by putting your money elsewhere.Say in a few years the market is a little better but interest rates have RISEN because of inflation.That will make a buyer be able to afford less house and offer less of a price.The renters you get could trash the place and you have to put money into it to get re-rented again.Another factor is how old is the property??

They checked on it and didn't have any option for bringing 2 guests but due to his age they annotated it on my paperwork to be able to bring him as well.( They do have a section on applying to their Mastery program that had 3 levels at 3 price points.

Okay thanks for the response...is it possible to partner with an Note investor looking for a speciate note criteria of lets say, 1st position SF,  Minimum Investment of 100Kk, at 8% , for 10 years and I come across a note that's fits his criteria and I JV with "0" money in on my behalf for a purchase price of 100K for the investor and split the monthly payment something like 20/80, 10/90 ?
