Aside from the likely surprise in the property reno itself, the reality is you won't be operating like a seasoned vet (and that's ok), so timelines will naturally slip for a number of reasons, 1 being your mere speed of decision making, some decisions will take you a few days whereas David Green for example might have the systems and people in place to where that question was answered before it even got to him...and there's a lot of miniscule decisions you will be making even with your core 4 in place.
