D neighborhoods are not automatically a no, but tenant quality and turnover can crush you fast if you buy the wrong street, so I would rather see a smaller deal in a better pocket than a nice rehab on a rough block.

One thing QuickBooks did well was to snap a picture of a receipt, scan it with OCR, and then allow me to book the transaction later with most of the info automatically pulled out from the receipt.
