I recommend dealcheck.io or DoorsIQ.com (a free version of the app previously mentioned) as a good way to run through a lot of properties to get a better a feel and they both offer resources to help build your team too

My thermostat isn't lockable to my knowledge but the app does let me know when things are awry like too much humidity or the temps out of range that I set so I can go and adjust them myself.

Some common names you'll see thrown around a lot: Stessa, Apartments.com, RentRedi, TenantCloud, Innago, RentManager, Avail, Rentec Direct, Doorloop, etc.I recommend you search for each of those apps online and see what they offer, how much they charge, etc.
