Our largest property so far is 12 unit, it's on a 25yr amort ans the numbers are great....this one....the numbers suck and I can't make sense of it.

Have you looked for a local REIA to find locals or used BP's member search function under the Network tab?

If so make sure drain at the bottom functions properly and is free of debris.

@Steve Bogue Thank you, that's the kinds of functionality I hope to have. 

I spend most of my time as an Active Duty Pilot, but when I have free time, I have been looking for any suitable properties to start out with and any community functions with like minded individuals.

The largest reason is because zoning ordinances and regulations have changed in a number of these cities and towns.
