Yes, private lending is simpler than restructuring NPLs, but the return on investment is also generally lower since a private lender is generating a loan at 65-80% of the asset value, vs. buying a NPL at 50% or less of the asset value.

If you're bad with your personal finances (please don't take offense, this is just a hypothetical) and the $11k per year is probably close to all you'll be able to save, then I think you might need to restructure your budgets and increase your savings (I assume this isn't the case, you're on BP and looking to invest.

Does raising the rent mean raise the deposit , in the middle of re structuring a lease, and ill be raising the rent, does this mean tenants will would need to pay additional money for to bring the deposit to equal the montlhy rent ?

HaThis is all done with working with listing agents who offer Real Estate Commission Rebates.However if this is not an option for a seller, and the seller is stuck with using a listing agent that's not willing to share the commission, the listing can be restructured in the above manner.
