I'm finding that even though I bought my first investment property in 2006 with a hard money loan things are different today. I'm just getting back into the fray and it seems I do not have enough liquidity for Hard Money!! If I had 20K why would I need a hard money lender? If I'm going to put up 16-18% that acts like a down payment why do I need hard money?

These are the rules.....we just learn to play by them. I have to spend some time restructuring so I can get that cash in the bank.
