Portfolio lending strategies

Looking for advice as how to best free up equity and continue to build our portfolio. We have 5 properties, all Fannie Mae and want to restructure our loans to recapture equity and reinvest.

I’ve talked to several commercial lenders now and most of them want 3 years of tax returns, rent rolls and personal financial statements which is fine.

Terms:

25% LTV, 1 point origination, 4.7-4.75% on 20 yr Am w/ 5 year balloon.

Are there other options I should be aware of?
